Your home hit the market three weeks ago, and if your home isn’t moving as quickly as you expected, you’re not alone. That’s usually when sellers start wondering what’s wrong. Is it the house? A lot of sellers are comparing today’s market to what happened a few years ago, when homes were selling in days, and buyers were competing for almost everything. But actually, homes are still selling every day. They just need the right strategy. So if your home is sitting, here are the three things we look at first.
Showings but no offers? Start with price. If buyers are scheduling showings, that’s actually a good thing. It means they’re finding your home online and they’re interested enough to come take a look. But if they’re leaving without writing an offer, they’re comparing your home to others in Greenwood, Franklin, Center Grove, Whiteland, Bargersville, or wherever they’re shopping, and they’re seeing more value elsewhere.
Today’s buyers are informed. They’re looking at every listing, every price reduction, and every recent sale. Sometimes the solution isn’t a small adjustment. Sometimes it’s repositioning the home so it becomes one of the best values in its price range.
No showings? You’ve got a visibility problem. If your home isn’t getting any showings, the problem may not be the house itself. It may be that buyers aren’t seeing it, or aren’t interested enough to schedule a visit. The price could be pushing you out of their search range, or the online presentation simply isn’t grabbing attention.
Remember, buyers make their first decision from their couch, not your driveway. Professional photography, better staging, stronger marketing, updated descriptions, and even new video content can dramatically change how buyers respond. Sometimes it’s not the house that needs work. It’s the first impression.
Still stuck? Consider a strategic reset. If you’ve improved the presentation, adjusted the price, and still aren’t getting traction, it may be time to reset the listing. Taking the home off the market for a few weeks lets you make updates, refresh the marketing, and relaunch with a stronger strategy.
